Common problems
- Broken spring. You may hear a loud bang from the garage, then find the door too heavy to lift. Springs hold the door's weight under high tension, so replacing them is a job for a trained technician.
- Snapped or loose cable. The door hangs crooked or one side drops. Cables work with the springs, so they're often damaged together.
- Door off its track. Rollers come out of the track after a bump or a worn part, and the door jams partway.
- Opener problems. The motor hums but the door doesn't move, the remote stops working, or the door reverses before it closes. Dirty or misaligned safety sensors are a common cause.
- Storm damage. Strong wind can bend panels, push a door out of its tracks or leave it unable to close securely.

What homes in Central Florida are up against

Hurricane Charley passed near Kissimmee and Orlando on 14 August 2004. Orlando International Airport measured sustained winds of 69 knots with a gust to 91 knots. During Hurricane Milton (8-11 October 2024), the airport's ASOS recorded sustained winds of 49 knots and a peak gust of 76 knots.
A Florida Building Commission advisory committee report describes single-family neighborhoods next to large lakes in Central Florida (examples in Orange, Osceola, Seminole, Lake and Polk counties) as lying in the 130 to 140 mph design wind speed region. The 8th Edition (2023) Florida Building Code limits the wind-borne debris region to coastal locations in the 130 to 139 mph design wind speed areas, within one mile of the coastal mean high water line. So inland lakeside areas in that range are not designated as wind-borne debris region under the current definition.

Permits and rules
The Orange County Division of Building Safety reviews plans, issues building permits and conducts inspections for unincorporated Orange County. The county's "Do I need a permit" page states that new exterior windows, exterior doors and garage doors require a building permit.
For exterior window and door permits, the county requires:
- an uploaded simple floor plan or building layout showing where the windows and doors will be replaced
- a completed Product Approval Specification Sheet, which asks for the manufacturer name, model or series number, and a Florida Product Approval number or Miami-Dade Notice of Acceptance number with its expiration date
- the approved installation details on the jobsite for inspection
- a passed "290 Final Inspection" to complete the permit
The county states that a licensed contractor is required to accept permit issuance for this work. It adds that owner-builders may qualify under the Florida Statute 489.103(7)(a) exemption.
What affects the cost

Prices vary by provider, so ask for a quote before any work starts. What usually affects the price:
- Which part failed, and whether related parts, like the second spring or the cables, should be replaced at the same time
- The size and weight of the door
- Repairing the door versus replacing it, and the new door's material and insulation
- Wind-rated or impact-rated doors, and any permit the job needs
- Same-day, night or weekend service

- You talk with the provider directly about the problem, timing and price before any work starts.
Main Street Garage Door Repair doesn't charge you for the referral. The provider sets their own prices and does the work. Calls are recorded for quality and billing.

Questions people ask
Is it safe to open a door with a broken spring?
It's best not to. Without a working spring, the door's full weight rests on the opener or on you, and it can drop suddenly. Leave it closed if you can and call for help.
Should both springs be replaced?
Doors with two springs usually have springs of the same age, so when one breaks the other may not be far behind. Your provider can tell you whether replacing both makes sense.
Who will come to my home?
An independent garage door provider who serves University. Main Street Garage Door Repair connects you; the provider does the work and sets the price.
Do I pay for the call?
No. The call and the referral are free. You only pay the provider if you hire them.
