Common problems
- Broken spring. You may hear a loud bang from the garage, then find the door too heavy to lift. Springs hold the door's weight under high tension, so replacing them is a job for a trained technician.
- Snapped or loose cable. The door hangs crooked or one side drops. Cables work with the springs, so they're often damaged together.
- Door off its track. Rollers come out of the track after a bump or a worn part, and the door jams partway.
- Opener problems. The motor hums but the door doesn't move, the remote stops working, or the door reverses before it closes. Dirty or misaligned safety sensors are a common cause.
- Storm damage. Strong wind can bend panels, push a door out of its tracks or leave it unable to close securely.

Hurricane Charley passed near Kissimmee and Orlando on 14 August 2004. Orlando International Airport measured sustained winds of 69 knots with a gust to 91 knots. During Hurricane Milton (8-11 October 2024), the airport's ASOS recorded sustained winds of 49 knots and a peak gust of 76 knots.
A Florida Building Commission advisory committee report describes single-family neighborhoods next to large lakes in Central Florida (examples in Orange, Osceola, Seminole, Lake and Polk counties) as lying in the 130 to 140 mph design wind speed region. The 8th Edition (2023) Florida Building Code limits the wind-borne debris region to coastal locations in the 130 to 139 mph design wind speed areas, within one mile of the coastal mean high water line. So inland lakeside areas in that range are not designated as wind-borne debris region under the current definition.
Storms that hit close to home

Recent hurricanes brought wind, rain and flooding to Central Florida.
- Hurricane Ian, landfall near Punta Gorda on 28 September 2022: the National Hurricane Center reports 10 to 20 inches of rain in central and eastern Florida, with 21.49 inches at Daytona Beach, and major flooding in Seminole, Orange, Lake, Putnam and Osceola Counties. Ian damaged an estimated 1,656 structures in Seminole County. In Volusia County, 40 buildings were destroyed and 1,378 were damaged.
- Hurricane Nicole, landfall at Vero Beach on 10 November 2022: gusts reached 63 knots at Melbourne Airport and 59 knots at Cocoa Beach. Beach erosion damaged beachfront structures at Wilbur-by-the-Sea.
- Hurricane Milton, landfall on Siesta Key in October 2024: rain reached 17.20 inches near Ormond Beach, and gusts reached 86 knots at Ponce Inlet. NWS Melbourne counts 3,158 structures affected in Volusia County and 554 in Seminole County. A confirmed EF-1 tornado at Cocoa Beach on 9 October damaged roofs and garages.

Florida's attorney general sued Evolve Construction in September 2026, alleging it took insurance money from Hurricane Ian and Milton victims, mostly seniors, for roof, mold and restoration work it never started. Verify licenses and avoid big upfront payments.

Milton's Oct 2024 passage brought neighborhood flooding in Altamonte Springs and DeLand, chest-deep water at an Orange County mobile home park, road washouts in Lake County, and a partly torn roof on the Cocoa Beach Pier.

In November 2023 Chamberlain cut off unofficial outside access to its myQ garage door platform, breaking Home Assistant and Homebridge setups. Owners who used those tools must switch to the myQ app, an approved partner such as Ring or Vivint, or a retrofit controller.
Permits and rules
- Product approval. Florida law requires exterior doors, including sectional and roll-up garage doors, to be approved under the Florida Building Code, either statewide or by the local building official.
- Wind ratings. A replacement door has to resist the design wind pressure for its location. In wind-borne debris regions, any glass in a garage door must meet an impact standard.
- Permits. State law requires a permit to alter or repair a building, and many building departments have a dedicated garage door permit. Since July 1, 2026, a new law exempts many single-family projects under $7,500 from permits, but local governments disagree on whether garage doors qualify, so check with your city or county.
- Licensing. Florida has no license specific to garage doors. Your local building department decides which state contractor licenses can pull a garage door permit.

Florida Statutes section 186.512 (2026) sets the East Central Florida Regional Planning Council region as Brevard, Lake, Orange, Osceola, Seminole, Sumter and Volusia Counties. Questions people ask
Is it safe to open a door with a broken spring?
It's best not to. Without a working spring, the door's full weight rests on the opener or on you, and it can drop suddenly. Leave it closed if you can and call for help.
Should both springs be replaced?
Doors with two springs usually have springs of the same age, so when one breaks the other may not be far behind. Your provider can tell you whether replacing both makes sense.
