Common problems
- Broken spring. You may hear a loud bang from the garage, then find the door too heavy to lift. Springs hold the door's weight under high tension, so replacing them is a job for a trained technician.
- Snapped or loose cable. The door hangs crooked or one side drops. Cables work with the springs, so they're often damaged together.
- Door off its track. Rollers come out of the track after a bump or a worn part, and the door jams partway.
- Opener problems. The motor hums but the door doesn't move, the remote stops working, or the door reverses before it closes. Dirty or misaligned safety sensors are a common cause.

In Hurricane Wilma (October 2005), the National Hurricane Center concluded that most of the southeastern Florida peninsula had at least Category 1 hurricane conditions and that parts of northern Miami-Dade, Broward and Palm Beach Counties likely had Category 2 conditions.
On Hurricane Andrew's 30th anniversary, a FEMA Region IV director said South Florida building codes were completely revamped after Andrew, based on studies about compromised garage doors, roof structures, and how to hold houses together.
Miami-Dade County Notice of Acceptance 25-1218.05, for Haas Door Series PAN 2000 and 2400 steel sectional garage doors, lists testing to TAS 201 (large missile impact), TAS 202 (uniform static air pressure) and TAS 203 (cyclic wind pressure loading). It states the product was designed to comply with the Florida Building Code, including the High Velocity Hurricane Zone.
Florida's My Safe Florida Home statute lists garage doors among eligible opening-protection improvements. Its 2026 amendments to subsections (1) through (10) expire July 1, 2027.
Storms that hit close to home

On October 9, 2024, Hurricane Milton spawned an EF3 tornado with estimated peak winds of 140 mph. It tracked 28.95 miles through western Palm Beach County, including Wellington, Loxahatchee Groves, The Acreage, Palm Beach Gardens and Jupiter Farms, and injured 7 people. The Weather Service documented four tornadoes in the county that day. Its Milton impact report lists no deaths, 1,000 evacuations and an estimated $81.35 million in damage countywide. In Palm Beach Gardens, 12 structures were destroyed, 48 had major damage and 152 had minor damage.
In 2022, Hurricane Ian's outer bands produced an EF-2 tornado on September 27 that injured 2 people when a house roof collapsed. During Hurricane Nicole in November 2022, the National Hurricane Center lists a 39 kt gust at West Palm Beach International Airport and rainfall of 3.02 to 3.73 inches at county stations.

In November 2023 Chamberlain cut off unofficial outside access to its myQ garage door platform, breaking Home Assistant and Homebridge setups. Owners who used those tools must switch to the myQ app, an approved partner such as Ring or Vivint, or a retrofit controller.
Permits and rules
In unincorporated Palm Beach County, the Building Division's Permit Center processes building permit applications at 2300 N. Jog Road, West Palm Beach (561-233-5100) and 345 S. Congress Avenue, Suite 102, Delray Beach (561-276-1284).
The county's list of items not requiring a permit includes replacing an exterior door within the existing jamb once in a 12-month period for 1- and 2-family dwellings. The same entry excludes overhead doors.
Exterior doors, including rollup and sectional types, are among products regulated under Florida Rule 61G20-3. County Policy PBO-118 requires permit submittals to include the product's approval number. Plans examiners check the product's Limitations of Use against the design pressure loadings in the site's wind zone.
The Florida Building Code, 8th Edition (2023) is in effect. The 9th Edition (2026) takes effect December 31, 2026.
