What homes in Hialeah are up against

In Hialeah, 36.4% of housing units were built 1960-1979, 21.5% in 1940-1959 and 28.8% in 1980-1999, while 3.1% were built 2020-2023.

The city's 2025 Housing Element says a vast majority of the housing stock could be legally nonconforming, lacking the higher construction standards adopted by the State and the City after Hurricane Andrew. It also says a significant number of mobile homes predate wind-load and tie-down standards.

Under the 2023 Florida Building Code, 8th Edition (effective December 31, 2023), Miami-Dade County is in the High-Velocity Hurricane Zone. Its design wind velocity is 175 mph for Risk Category II.

Miami-Dade County's Product Control Section issues Notices of Acceptance for steel sectional garage doors. One example, NOA 25-0924.08 (issued October 23, 2025, expires July 22, 2027), states that the door complies with the Florida Building Code, including the High Velocity Hurricane Zone, and is large and small missile impact resistant.

Storms that hit close to home

Permits and rules

Hialeah's Building Department page "Do I need a Permit?" lists repair or replacement of windows and doors, shutters, and roofing repairs and re-roofs among projects that need a permit. Garage doors are not named separately. Other permit questions go to the Building Department at 305-883-5825.

Miami-Dade County's guidance for garage door replacement calls for a permit application with Category 22, the total square footage of the garage doors and a contact sheet. It also calls for an elevation of each exterior wall showing door sizes and product approval numbers, and the current Notice of Acceptance (NOA) for each door.

The City of Hialeah requires contractors to register at the Building Division. Miami-Dade County lists a "Garage and Industrial Door Contractor" license category. The Florida Building Commission's work plan schedules the 9th Edition (2026) Florida Building Code to take effect 12/31/2026.

Questions people ask

Is it safe to open a door with a broken spring?

It's best not to. Without a working spring, the door's full weight rests on the opener or on you, and it can drop suddenly. Leave it closed if you can and call for help.

Should both springs be replaced?

Doors with two springs usually have springs of the same age, so when one breaks the other may not be far behind. Your provider can tell you whether replacing both makes sense.

Who will come to my home?

An independent garage door provider who serves Hialeah. Main Street Garage Door Repair connects you; the provider does the work and sets the price.

Do I pay for the call?

No. The call and the referral are free. You only pay the provider if you hire them.
