Common problems
- Broken spring. You may hear a loud bang from the garage, then find the door too heavy to lift. Springs hold the door's weight under high tension, so replacing them is a job for a trained technician.
- Snapped or loose cable. The door hangs crooked or one side drops. Cables work with the springs, so they're often damaged together.
- Door off its track. Rollers come out of the track after a bump or a worn part, and the door jams partway.
- Opener problems. The motor hums but the door doesn't move, the remote stops working, or the door reverses before it closes. Dirty or misaligned safety sensors are a common cause.
- Storm damage. Strong wind can bend panels, push a door out of its tracks or leave it unable to close securely.

Storms on the First Coast have brought river flooding, surge and heavy rain.
- Hurricane Irma, September 11, 2017: the St. Johns River gauge at the Main Street Bridge in downtown Jacksonville reached a record crest of 5.57 ft NAVD88, above the 4.12 ft record from Hurricane Dora in 1964. About 350 water rescues were made in Duval County.
- Hurricane Matthew, October 2016: surge and tide inundation of 5 to 7 ft above ground along the coasts of Flagler, St. Johns and Duval Counties, and major to extreme beach erosion from Flagler Beach to Micklers Landing.
- Hurricane Ian, September 28-30, 2022: up to 15.0 inches of rain at the Bunnell wastewater plant in Flagler County, and river flooding that inundated dozens of homes in Welaka and Satsuma.
- August 10, 2020: thunderstorms dropped 2 to 5 inches of rain in about two hours along the I-95 corridor, flooding streets in the Riverside, Avondale, Murray Hill and Ortega areas.

Florida's attorney general sued Evolve Construction in September 2026, alleging it took insurance money from Hurricane Ian and Milton victims, mostly seniors, for roof, mold and restoration work it never started. Verify licenses and avoid big upfront payments.

Ian's rain and surge on Sept. 28-30, 2022 flooded homes along the First Coast's rivers: dozens inundated in Welaka and Satsuma (Putnam), a record tide at Dunns Creek, 15 inches of rain near Bunnell, 300+ St. Johns calls, and two Duval families displaced by fallen trees.
Permits and rules
- Product approval. Florida law requires exterior doors, including sectional and roll-up garage doors, to be approved under the Florida Building Code, either statewide or by the local building official.
- Wind ratings. A replacement door has to resist the design wind pressure for its location. In wind-borne debris regions, any glass in a garage door must meet an impact standard.
- Permits. State law requires a permit to alter or repair a building, and many building departments have a dedicated garage door permit. Since July 1, 2026, a new law exempts many single-family projects under $7,500 from permits, but local governments disagree on whether garage doors qualify, so check with your city or county.
- Licensing. Florida has no license specific to garage doors. Your local building department decides which state contractor licenses can pull a garage door permit.

Is it safe to open a door with a broken spring?
It's best not to. Without a working spring, the door's full weight rests on the opener or on you, and it can drop suddenly. Leave it closed if you can and call for help.
Should both springs be replaced?
Doors with two springs usually have springs of the same age, so when one breaks the other may not be far behind. Your provider can tell you whether replacing both makes sense.
