Cape Coral from the airCape Coral lies in Lee County on Florida's southwest coast. Developed in the 1950s, it was incorporated as a city in 1970. It covers over 120 square miles, about 10 of them water, with more than 400 miles of fresh and saltwater canals.
The Census counted 194,016 residents on April 1, 2020, up from 154,305 on April 1, 2010. The Census Bureau's latest estimate (Vintage 2025) is 236,264 on July 1, 2025, a 21.8% increase over the April 1, 2020 estimates base. The city reports it is the most populous city in Southwest Florida and the eighth most populous in Florida.
Among occupied housing units, 77.2% are owner-occupied, and the median value of owner-occupied homes is $373,500 (2020-2024 American Community Survey 5-year estimates).
Common problems
- Broken spring. You may hear a loud bang from the garage, then find the door too heavy to lift. Springs hold the door's weight under high tension, so replacing them is a job for a trained technician.
- Snapped or loose cable. The door hangs crooked or one side drops. Cables work with the springs, so they're often damaged together.
- Door off its track. Rollers come out of the track after a bump or a worn part, and the door jams partway.
- Opener problems. The motor hums but the door doesn't move, the remote stops working, or the door reverses before it closes. Dirty or misaligned safety sensors are a common cause.
- Storm damage. Strong wind can bend panels, push a door out of its tracks or leave it unable to close securely.

Permits and rules
The city's Permitting Services Division administers and issues all building permit activities. For a residential garage door replacement, contractors apply with a Miscellaneous application for a permit issued over the counter. The listed fee is $84.75 with surcharge, and the permit expires within two months. Required inspections are Notice of Commencement and garage door (047).
Applications need the manufacturer name and Product Approval number. A Notice of Commencement is required for projects valued at $2,500 or more. Listed applicant license types are CGC, CBC, CRC or Specialty Garage Door, and state-certified contractors must register with the city. The sheet does not state design pressures or a wind speed.
Florida Statute 553.842 says statewide product approval precludes local jurisdictions from requiring further testing or evidence, so long as the product is used consistent with its approval. The Florida Building Code, 8th Edition (2023) took effect December 31, 2023. The 9th Edition (2026) has an effective date of December 31, 2026.

Questions people ask
Is it safe to open a door with a broken spring?
It's best not to. Without a working spring, the door's full weight rests on the opener or on you, and it can drop suddenly. Leave it closed if you can and call for help.
Should both springs be replaced?
Doors with two springs usually have springs of the same age, so when one breaks the other may not be far behind. Your provider can tell you whether replacing both makes sense.
Who will come to my home?

Do I pay for the call?
No. The call and the referral are free. You only pay the provider if you hire them.
