Fort De Soto ParkPinellas County became Florida's 48th county on January 1, 1912, after a local referendum approved separation from Hillsborough County. Clearwater is the county seat and St. Petersburg is its largest city.
The 2020 Census counted 959,107 residents. The Census Bureau's July 1, 2025 population estimate (Vintage 2025) is 948,563, which is below the 2020 count.
The 2024 American Community Survey 1-year estimate counts 248,212 one-unit detached homes (margin of error 6,022) among 524,082 total housing units. In that estimate, 24.8% of housing units were built in 1970-1979, the largest share of any decade. Another 18.5% were built in 1980-1989 and 14.0% in 1960-1969. Of the rest, 20.6% were built in 1959 or earlier and 7.2% in 2010 or later.
Common problems
- Broken spring. You may hear a loud bang from the garage, then find the door too heavy to lift. Springs hold the door's weight under high tension, so replacing them is a job for a trained technician.
- Snapped or loose cable. The door hangs crooked or one side drops. Cables work with the springs, so they're often damaged together.
- Door off its track. Rollers come out of the track after a bump or a worn part, and the door jams partway.
- Opener problems. The motor hums but the door doesn't move, the remote stops working, or the door reverses before it closes. Dirty or misaligned safety sensors are a common cause.
- Storm damage. Strong wind can bend panels, push a door out of its tracks or leave it unable to close securely.

What homes in Tampa Bay are up against

Two hurricanes in September and October 2024 sent measured wind gusts across Tampa Bay. The National Weather Service Tampa Bay office's summaries list these maximum gusts:
- Hurricane Milton, October 9, 2024: 101 mph at Albert Whitted Airport in Pinellas County, 93 mph near Tampa International Airport in Hillsborough County and 59 mph near Zephyrhills in Pasco County.
- Hurricane Helene, September 2024: 73 mph in Pinellas County, 68 mph in Hillsborough County and 56 mph in Pasco County.
For Helene, the summary adds that peak gusts were generally 65 to 75 mph in Pinellas County and 60 to 70 mph in Hillsborough County.
Storms that hit close to home

During Hurricane Helene on September 26-27, 2024, USGS sensors measured storm surge of 7.26 ft above MHHW at Madeira Beach and 7.23 ft at Fred Howard Park. The Clearwater tide gauge reached 6.67 ft above MHHW, passing its previous record from the March 1993 Superstorm. The National Hurricane Center reports that 12 people drowned in the surge in Pinellas County: 9 on the barrier islands from St. Pete Beach to Indian Rocks Beach, 2 in St. Petersburg and 1 in Dunedin.
Hurricane Milton made landfall on Siesta Key in Sarasota County on October 10, 2024. In Pinellas County, wind ripped the fabric roof off Tropicana Field in St. Petersburg, and the stadium then suffered rain water damage.
Three tornadoes struck the county on October 12, 2023, including an EF-2 from near Clearwater Beach to Dunedin with 115 mph winds. On December 15, 2022, an EF-1 tornado moved from near Pasadena to near Kenneth City and injured two people.

Permits and rules
Pinellas County Building and Development Review Services issues building permits for unincorporated Pinellas County and for Belleair Beach, Belleair Shore, Indian Rocks Beach, Kenneth City, Oldsmar and Safety Harbor. Applications go through the county's online Access Portal. The City of Clearwater, which runs its own system, lists replacing windows, doors, garage doors or skylights in existing or altered wall openings as work that requires a building permit.
Effective July 1, 2026, unincorporated Pinellas lists overhead garage doors among work on single-family homes that may be exempt from a building permit. The work must be valued under $7,500, and the county's Building Official must approve a written exemption request.
The Pinellas County Construction Licensing Board defines a local "Garage Door Specialty Contractor" classification for installation, repair and servicing of garage doors. The Florida Building Commission's August 2026 workplan lists December 31, 2026 as the effective date of the 9th Edition (2026) Florida Building Code, replacing the 8th Edition (2023).
What affects the cost

Prices vary by provider, so ask for a quote before any work starts. What usually affects the price:
- Which part failed, and whether related parts, like the second spring or the cables, should be replaced at the same time
- The size and weight of the door
- Repairing the door versus replacing it, and the new door's material and insulation
- Wind-rated or impact-rated doors, and any permit the job needs
- Same-day, night or weekend service

Questions people ask
Is it safe to open a door with a broken spring?
It's best not to. Without a working spring, the door's full weight rests on the opener or on you, and it can drop suddenly. Leave it closed if you can and call for help.
Should both springs be replaced?
Doors with two springs usually have springs of the same age, so when one breaks the other may not be far behind. Your provider can tell you whether replacing both makes sense.
Who will come to my home?
An independent garage door provider who serves Largo (33778). Main Street Garage Door Repair connects you; the provider does the work and sets the price.
Do I pay for the call?
No. The call and the referral are free. You only pay the provider if you hire them.
