St. Pete PierSt. Petersburg is the largest city in Pinellas County. The county seat is Clearwater. The Census Bureau counted 258,308 residents on April 1, 2020, and made a population estimate of 264,033 for July 1, 2025. The city covers 61.82 square miles.
The town was incorporated on February 29, 1892, and reincorporated as a city in 1903. It grew around the railroad that Peter Demens extended to the area in 1888, on land from John Constantine Williams, who had bought 2,500 acres in 1875. Legend says Demens won a coin toss with Williams and named the place after Saint Petersburg, Russia.
Of 141,639 housing units (ACS 2020-2024), 58.7% are single-family, 38.7% are multi-family and 2.5% are mobile homes. The owner-occupied housing rate is 62.8%, and the median value of owner-occupied housing units is $371,100.
Common problems
- Broken spring. You may hear a loud bang from the garage, then find the door too heavy to lift. Springs hold the door's weight under high tension, so replacing them is a job for a trained technician.
- Snapped or loose cable. The door hangs crooked or one side drops. Cables work with the springs, so they're often damaged together.
- Door off its track. Rollers come out of the track after a bump or a worn part, and the door jams partway.
- Opener problems. The motor hums but the door doesn't move, the remote stops working, or the door reverses before it closes. Dirty or misaligned safety sensors are a common cause.
- Storm damage. Strong wind can bend panels, push a door out of its tracks or leave it unable to close securely.

The NOAA tide gauge at St. Petersburg has records back to 1947. During Hurricane Helene in September 2024 it measured 6.31 ft above Mean Higher High Water (MHHW), breaking the previous record of 3.97 ft set in Hurricane Elena in 1985.

Permits and rules
Permits are handled by the City's Building Department, through the Click2Gov online portal or at the MSC Building, 1 4th St. N. The main line is 727-893-7231.
Garage doors do not appear on the Department's List of Exempted Permits, which names items such as small sheds and fences. The City's Window & Door Residential Compliance Form has a "Garage Overhead Doors" line with an "Impact" option and asks for an NOA or Florida Product Approval number.
Under HB 803, effective July 1, 2026, the Department set up a Permit Exemption form for work totaling less than $7,500 on a single-family dwelling. It applies only outside flood hazard areas and where the work does not include structural components (including window and door replacement) or mechanical, electrical, plumbing or gas work.
The Pinellas County Construction Licensing Board classifies a Garage Door Specialty Contractor as a local license covering installation, repair and servicing of garage doors and related hardware and operating devices.

- The size and weight of the door
- Repairing the door versus replacing it, and the new door's material and insulation
- Wind-rated or impact-rated doors, and any permit the job needs

Questions people ask
Is it safe to open a door with a broken spring?
It's best not to. Without a working spring, the door's full weight rests on the opener or on you, and it can drop suddenly. Leave it closed if you can and call for help.
Should both springs be replaced?
Doors with two springs usually have springs of the same age, so when one breaks the other may not be far behind. Your provider can tell you whether replacing both makes sense.
Who will come to my home?

Do I pay for the call?
No. The call and the referral are free. You only pay the provider if you hire them.
