Common problems
- Broken spring. You may hear a loud bang from the garage, then find the door too heavy to lift. Springs hold the door's weight under high tension, so replacing them is a job for a trained technician.

The National Weather Service Tampa Bay office says the rainy season runs May 25 to October 10 for West Central Florida. During those months it describes persistent dew point values above 70 F and daily highs in the upper 80s to middle 90s.
The City of Tampa reports that Hurricanes Helene and Milton in fall 2024 left approximately 6,500 homes with storm damage. About 2,300 of them had major damage, and 65 were completely destroyed. The City's figures count homes, not garage doors.
Storms that hit close to home

Hurricane Idalia made landfall near Keaton Beach on August 30, 2023, with estimated maximum sustained winds of 100 kt. NHC says the City of Tampa reported flooded and impassable streets along Tampa Bay, and the East Bay gauge recorded 4.56 ft above MHHW.
Hurricane Helene made landfall around 0310 UTC on September 27, 2024, as a Category 4 hurricane. NOS tide gauges in Tampa Bay measured 6.83 ft above MHHW at Old Port Tampa and 7.2 ft above MHHW at East Bay. NHC says Helene destroyed at least 419 homes in Pinellas and Hillsborough Counties combined, and reports two storm-surge related deaths in Hillsborough County.
Hurricane Milton made landfall on Siesta Key at 0030 UTC on October 10, 2024, as a Category 3 hurricane. NHC lists Tampa International Airport with a 53 kt sustained wind, an 83 kt gust and 11.73 inches of rain, and reports record-high crests on the Hillsborough River.

Florida's attorney general sued Evolve Construction in September 2026, alleging it took insurance money from Hurricane Ian and Milton victims, mostly seniors, for roof, mold and restoration work it never started. Verify licenses and avoid big upfront payments.

Right after Milton, Tampa warned of scammers and unqualified out-of-state workers. It advised checking contractor licenses with the state licensing database, getting three written estimates, avoiding large upfront payments, and reporting fraud to the Florida Attorney General.

Tampa's Construction Services Division provides all building permit and inspection services for property development. Its Garage Door Replacement field report checklist (Rev 02/2026) requires Florida Product Approval documents uploaded to the Accela record, plus inspection photos of:
- the manufacturer label with model number and wind rating
- the vertical and horizontal buck systems and buck attachment spacing
- horizontal reinforcement
- door seals and safety devices
Tampa says a window/door replacement permit for a different-size opening requires two sets of signed and sealed building plans, product approval and, if the owner applies, an Owner's Permit Affidavit. Same-size replacements are referred to Express Permit information.
The City's contractor guide says licensing is managed exclusively at the state level by the Florida Department of Business and Professional Regulation. The Florida Building Code, 8th Edition (2023) took effect December 31, 2023; the Florida Building Commission's August 2026 work plan lists December 31, 2026 as the 9th Edition's effective date.
