Miami-Dade County had 2,701,767 residents in the April 1, 2020 Census. The Census Bureau's latest estimate is 2,802,029 as of July 1, 2025, a 3.7 percent increase over the 2020 count.

Dade County was created on February 4, 1836, by an act of the Legislative Council of the Territory of Florida. It was named for Major Francis L. Dade. Miami is the county seat. In 1997, county voters approved renaming it Miami-Dade County.

County planning staff name the City of Miami as the county's most populous municipality. The Census Bureau counted 442,241 residents there in 2020 and estimated 489,812 on July 1, 2025.

In 2022 American Community Survey 5-year estimates, the county had 1,075,278 housing units. Of these, 529,492 (49.2 percent) were in 1-unit detached or attached structures. Another 10.0 percent were in 2-9 unit buildings, 39.4 percent were in buildings of 10 or more units, and 1.3 percent were mobile homes and other types.

In Hurricane Wilma (October 2005), the National Hurricane Center concluded that most of the southeastern Florida peninsula had at least Category 1 hurricane conditions and that parts of northern Miami-Dade, Broward and Palm Beach Counties likely had Category 2 conditions.

On Hurricane Andrew's 30th anniversary, a FEMA Region IV director said South Florida building codes were completely revamped after Andrew, based on studies about compromised garage doors, roof structures, and how to hold houses together.

Miami-Dade County Notice of Acceptance 25-1218.05, for Haas Door Series PAN 2000 and 2400 steel sectional garage doors, lists testing to TAS 201 (large missile impact), TAS 202 (uniform static air pressure) and TAS 203 (cyclic wind pressure loading). It states the product was designed to comply with the Florida Building Code, including the High Velocity Hurricane Zone.

Florida's My Safe Florida Home statute lists garage doors among eligible opening-protection improvements. Its 2026 amendments to subsections (1) through (10) expire July 1, 2027.

Hurricane Andrew made its Florida landfall on August 24, 1992. The National Hurricane Center says its impact on southern Dade County was extreme from the Kendall district south through Homestead and Florida City, with 25,524 homes reportedly destroyed and 101,241 damaged. A 2005 addendum upgraded Andrew to Category 5 at landfall, with maximum sustained winds of 145 kt (about 167 mph).

Hurricane Katrina came ashore as a Category 1 hurricane near the Miami-Dade and Broward border on August 25, 2005. Rainfall included 14.04 inches at Homestead Air Force Base.

Hurricane Wilma made landfall near Cape Romano on October 24, 2005. Miami International Airport recorded an 80 kt gust.

About 1,000 homes in the county had major damage after Hurricane Irma in September 2017. Surge and tide put 4 to 6 ft of water above ground in places, especially along Biscayne Bay.

In November 2020, standing water from Hurricane Eta made streets impassable in northern Miami-Dade County.

Permits and rules

Miami-Dade County's Permitting and Inspection Center, at 11805 SW 26 Street, Miami, reviews construction permit applications, enforces building codes, issues contractor licenses and approves construction products.

The county's permit guidance for replacing garage doors lists a Building Permit Application (yellow form) marked Category 22, a frontal elevation of each affected exterior wall showing door sizes and product approval numbers, and the current Notice of Acceptance (NOA) for each garage door used. A garage door NOA states the door was designed to comply with the Florida Building Code, including the High Velocity Hurricane Zone, and requires each unit's label to carry its positive and negative design pressure rating.

Under the county's Construction Trades Qualifying Board rules, a 'Garage and Industrial Door Contractor' is qualified to fabricate and install swinging, sliding or overhead doors of any material and unlimited dimension. A separate 'Door Contractor' is limited to non-glass doors up to 7 feet high and 6 feet wide.
