Historic Capitol, TallahasseeTallahassee is the county seat of Leon County. It had 196,169 residents in the April 1, 2020 Census count, and the Census Bureau's July 1, 2025 population estimate is 204,902.
The city began as a site for the territorial capital. Two appointees, Dr. William H. Simmons of St. Augustine and John Lee Williams of Pensacola, selected it after their October 1823 expedition. On March 4, 1824, Governor DuVal issued a proclamation naming it the legislature's new meeting site. The territorial legislature granted the first City Charter on December 9, 1825.
Census estimates for 2020-2024 show 85,311 households, with 2.16 persons per household. The owner-occupied housing rate is 40.6%, and the median owner-occupied home value is $294,400.
Common problems
- Broken spring. You may hear a loud bang from the garage, then find the door too heavy to lift. Springs hold the door's weight under high tension, so replacing them is a job for a trained technician.
- Snapped or loose cable. The door hangs crooked or one side drops. Cables work with the springs, so they're often damaged together.
- Door off its track. Rollers come out of the track after a bump or a worn part, and the door jams partway.
- Opener problems. The motor hums but the door doesn't move, the remote stops working, or the door reverses before it closes. Dirty or misaligned safety sensors are a common cause.
- Storm damage. Strong wind can bend panels, push a door out of its tracks or leave it unable to close securely.

What homes in Tallahassee are up against

The City of Tallahassee states that it is 25 miles inland from the coast. Wind has still caused damage there. On January 27, 2021, an EF-1 tornado with estimated peak winds of 90 mph struck Tallahassee International Airport. It shredded large canvas hangar doors and lifted metal roofing. The tornado's path was 21.42 miles long, with a maximum width of 200 yards.
A Leon County Building Plans Review & Inspections wind analysis form for detached one- and two-family dwellings and their accessory structures uses a design wind speed of 120 mph (3-second gust), "or as interpolated."
Storms that hit close to home

Recent hurricanes, oldest first:

- Michael (October 10, 2018): NHC lists a peak gust of 62 knots, 41 knots sustained wind and 3.34 inches of total rain at the Tallahassee airport station (KTLH).

Permits and rules
Building permits inside the City of Tallahassee are issued by the City's Growth Management Department, Building Inspection Division, at the Renaissance Center, 435 North Macomb Street (phone 850-891-7001). Applications go through the City's online permit portal.
The City says a permit is required for any alteration or repair with estimated labor and material cost above $7,500, or work that is structural. It says replacement of window(s) and/or door(s) is considered structural and requires a permit. The City's Window & Door Replacement or Exterior Veneer Permit Application (form dated 06/03/2019) asks for a Florida Product Approval number, manufacturer's installation requirements and a design pressure of "minimum +15.5 and -20.2".
Florida law prohibits acting as a contractor, or advertising as available to do so, without being registered or certified. It also prohibits starting work that needs a building permit without the permit in effect. A first offense is a first-degree misdemeanor, and a repeat offense is a third-degree felony.
What affects the cost

Prices vary by provider, so ask for a quote before any work starts. What usually affects the price:
- Which part failed, and whether related parts, like the second spring or the cables, should be replaced at the same time
- The size and weight of the door
- Repairing the door versus replacing it, and the new door's material and insulation
- Wind-rated or impact-rated doors, and any permit the job needs
- Same-day, night or weekend service

Questions people ask
Is it safe to open a door with a broken spring?
It's best not to. Without a working spring, the door's full weight rests on the opener or on you, and it can drop suddenly. Leave it closed if you can and call for help.
Should both springs be replaced?
Doors with two springs usually have springs of the same age, so when one breaks the other may not be far behind. Your provider can tell you whether replacing both makes sense.
Who will come to my home?

Do I pay for the call?
No. The call and the referral are free. You only pay the provider if you hire them.
